Ulp. Our homeowner's insurance is billed annually, due on the anniversary of our closing date (June 16). I discovered today that it didn't get paid... and last week, we had a serious grease fire with 8-foot flames, that could have burned down the house.

OOOH, you're making me glad that they're putting my insurance into my escrow...I just have to pay the first year up front (in the next couple of weeks!!!)

Generally, I like having control over the policy, and the ability to change policies... but this has a downside.
